Agency We can offer tailored marketing packages either on a freehold or leasehold basis with exposure suited to the client's requirements, i.e. either full exposure to the market, but targeted mail to individuals, or alternatively a more low key approach, again with targeting to individuals. Acquisition We have also acted for clients in the acquisition of a wide variety of properties, including residential dwellings, industrial and commercial buildings and retail properties and development land. This can be of benefit to the purchaser if he does not know the area or if confidentiality is required. As part of the package we can offer valuations and surveys, should they be so required. Energy Performance Certificates We have our own in-house commercial property energy assessor who can provide energy performance certificates for marketing or disposal purposes. Landlord and tenant work As a company we provide a wide range of services to both landlords and tenants. These include rent reviews, lease renewals, Schedules of Condition and Dilapidations and various other Landlord & Tenant Act matters. Valuations Wards have two Chartered Surveyors who can provide formal valuations for a wide range of requirements including tax purposes, bank purposes, pension fund and accounting purposes, probate purposes etc. We are accepted valuers for a wide range of banks and mortgage companies. Management We have a management portfolio of over a thousand properties in three counties. We manage a wide range of residential properties from single flats to the block management of large sites. We carry out commercial management in respect of shops, offices and industrial units and also estate management of business parks. |
